Terms and Conditions
Updated: 21.09.2026
By accessing the Neptune's Lodge and Beach Bar website, making a reservation, or using any of our accommodation, facilities or services, you agree to be bound by these Terms and Conditions. Please read them carefully before making a booking.
These Terms & Conditions form part of the accommodation agreement between the guest and Mangrove Limitada, the Mozambican registered company responsible for the accommodation, financial transactions, and related services provided at the property commercially known as Neptune's Lodge & Beach Bar.
1. RESERVATION & PAYMENT TERMS
1.1 Minimum Stay Requirements
Minimum stay requirements apply according to the season in which the reservation falls:
- Peak Season: minimum stay of 10 nights (10 December to 15 January).
- In Season: minimum stay of 7 nights (all South African school holidays, excluding the Peak Season period above).
- Out of Season: minimum stay of 2 nights.
Where a reservation crosses between two or more seasons, the applicable minimum stay requirement will be determined by management based on the dates of the reservation and the applicable seasonal periods.
1.2 Reservation deposit
A 50% deposit of the total accommodation booking value is required within 7 days of the quotation date, unless otherwise agreed in writing. A reservation is considered confirmed only once management has received:
- proof of payment of the required deposit;
- acceptance of these Booking Terms & Conditions;
- copies of all the guests' passports OR Mozambican identification; and
- any other information reasonably required to complete the reservation.
1.3 Remaining balance
For standard-season reservations, the remaining 50% balance is due 30 days before arrival.
For Peak Season reservations, the remaining balance is due 45 days before arrival, unless otherwise stated on the quotation or booking confirmation.
1.4 Payment deadlines
If the required payment is not received by the applicable due date, management may contact the guest requesting payment. If payment is not received within the specified period, Mangrove Limitada reserves the right to cancel the reservation and release the accommodation for resale.
1.5 Payment methods
Payments may be made by the methods specified on your invoice/quotation. All applicable bank charges, transfer fees or transaction charges are the responsibility of the guest unless otherwise agreed in writing.
2. STANDARD SEASON CANCELLATION & REFUND POLICY
All cancellations must be submitted in writing to the reservations team. The applicable cancellation policy is determined by the arrival date shown on the booking confirmation. Cancellation charges are calculated against the accommodation booking value and/or deposit as specified below.
- More than 21 days before arrival: The deposit will be refunded, less any applicable bank, payment-processing or reasonable administration charges.
- 15–21 days before arrival: 25% of the deposit will be retained.
- 8–14 days before arrival: 50% of the deposit will be retained.
- 7 days or less before arrival: The full deposit will be retained.
No-show: If the guest does not arrive on the scheduled arrival date and has not made alternative arrangements, the reservation will be treated as a no-show, and the full booking value may be charged.
3. PEAK SEASON CANCELLATION & REFUND POLICY
3.1 Definition of Peak Season
Peak Season applies to reservations with arrival dates from 10 December through 15 January, inclusive. Peak Season cancellation conditions apply because accommodation availability during this period is limited and reservations are commonly made well in advance.
3.2 Peak Season cancellation terms
- More than 90 days before arrival: The deposit will be refunded, less any applicable bank, payment-processing or reasonable administration charges.
- 45–90 days before arrival: 50% of the deposit will be retained.
- 15–45 days before arrival: The full deposit will be retained.
- 14 days or less before arrival: The full booking value becomes payable.
- No-show: A no-show will result in 100% of the booking value becoming payable.
3.3 Reservations covering Peak Season
If a reservation includes accommodation during the Peak Season period, the quotation or booking confirmation will identify whether the entire reservation is subject to the Peak Season cancellation conditions. The applicable cancellation policy stated on the booking confirmation will prevail.
4. SPECIAL OFFERS, GROUPS & THIRD-PARTY BOOKINGS
Different cancellation and payment conditions may apply to promotional or special-rate reservations, group bookings, long-stay reservations, event or exclusive-use bookings, and reservations made through online travel agencies or other third-party platforms. Where different conditions apply, those conditions will be communicated to the guest before the reservation is confirmed.
For reservations made through a third-party booking platform, the cancellation and payment conditions displayed on that platform may apply in addition to, or instead of, these Terms & Conditions.
5. FORCE MAJEURE & CIRCUMSTANCES BEYOND REASONABLE CONTROL
Mangrove Limitada will make reasonable efforts to honour confirmed reservations and shall not be responsible for failure to provide accommodation or services where this is caused by circumstances beyond its reasonable control, including but not limited to:
- severe or dangerous weather conditions;
- natural disasters;
- government restrictions or official orders;
- civil unrest or security situations;
- significant interruption of essential services;
- fire, flood or other serious property damage;
- public health emergencies; or
- other circumstances that make it impossible or unsafe to provide accommodation.
Where a confirmed reservation cannot reasonably be honoured, Management will, where practicable, discuss alternative dates or other reasonable arrangements with the guest.
6. ARRIVAL & CHECK-IN
- Guests should report to the restaurant on arrival to complete registration and will then be escorted to their accommodation. Alternatively, arrangements may be made telephonically in advance for a member of staff to meet guests at the rear parking area.
- Check-in is between 14:00 and 19:00 and check-out is from 08:00 to 10:00 unless prior arrangements were made with management.

For registration and compliance with applicable requirements, management may request copies of either passport or identification documents and other information from guests. These will be handled in accordance with applicable law and operational procedures. The guest making the reservation is responsible for ensuring that all members of their travelling party comply with the applicable registration requirements.

For your comfort, we recommend bringing:

11. SAFETY & PROPERTY REGULATIONS
11.1 Water
Water supplied to the lodge is suitable for showering, washing, and general use, but it is not suitable for drinking. Bottled drinking water can be purchased locally.
11.2 Electricity
Due to the limitations of the local power supply, guests are not permitted to bring or operate additional electrical appliances (e.g., portable air conditioners, fridges, freezers, ice machines) unless specifically authorised by Management. The electricity supply provided by EDM has limited capacity, and overloading the local power supply may result in power interruptions affecting the property and surrounding areas.
11.3 Animals
In accordance with Mozambican tourism regulations, animals are not permitted at Neptune’s Restaurant & Beach Bar. Guests are strictly requested not to bring, feed, or encourage animals onto the premises. Breaches may expose the establishment to significant penalties, and Management may be required to remove any animals found on the premises.
11.4 Vendors
For guest privacy and security, unauthorised vendors are not permitted inside the accommodation area and guests should not invite vendors to their accommodation. Any authorised vendor will be identified or introduced by management.
11.5 Fire Safety
Due to the traditional grass roofing and other natural building materials commonly used in the Barra area, fire safety is of particular importance:
- Only charcoal may be used for braais (barbecues). Open wood fires are strictly prohibited.
- Braais must never be left unattended while in use and must be completely extinguished immediately after use.
- Braais are not permitted at the Non-Self-Catering Units.
- Smoking is strictly prohibited inside all accommodation units.
- Guests must comply with all fire-safety instructions issued by management.

13. ACTIVITIES, EXCURSIONS & TRANSFERS
Management is willing to assist with providing guests with information regarding activities, excursions, and transfer services available in the area, and may assist with contacting independent third-party operators. Where guests choose to participate in an activity, excursion, or transfer provided by an independent operator:
- participation is voluntary and at the guest's own discretion;
- the operator's own terms and conditions, booking, and cancellation policies apply;
- guests should ensure they understand any requirements, risks, restrictions, and safety instructions and comply with all instructions issued by the operator; and

Guests should report any existing damage or defect to management as soon as reasonably possible after arrival.

Guests are responsible for taking reasonable care of their personal belongings and valuables. Guests should not leave valuables unattended in accommodation, vehicles, or public areas. Any loss or theft should be reported to management as soon as possible.
16. EARLY DEPARTURE
If a guest chooses to leave before the scheduled departure date, this will be treated as an early cancellation of the remaining portion of the reservation. Charges for unused accommodation will be determined in accordance with the cancellation conditions applicable to the reservation. Where Mangrove Limitada is able to reasonably resell the unused accommodation, management may, at its discretion, reduce or waive the applicable charge.
17. CHANGES TO RESERVATION
Requests to change dates, accommodation type, number of guests, or length of stay are subject to availability. A requested change may result in a change to the accommodation rate or applicable cancellation conditions. Changes are not confirmed until they have been accepted in writing. A change of dates may be treated as a cancellation and a new reservation where the original reservation cannot simply be amended.
18. LIABILITY & STATUTORY RIGHTS
Mangrove Limitada will take reasonable care in providing the accommodation and services described in the booking.
- General Liability: To the extent permitted by applicable law, Mangrove Limitada is not responsible for loss, damage, delay, or inconvenience arising from circumstances beyond its reasonable control. Guests remain responsible for their personal belongings and for any loss or damage caused by their acts or omissions, subject to applicable law.
